We start with the discovery call. Budget, closing costs, land transfer tax, what the monthly actually looks like. Then you go look at houses knowing what you're doing.

A first time buyer and someone buying a cottage on a private road have almost nothing in common. We have specialists for each.

The things buyers actually ask us.

How do I know what I can actually afford?

A pre-approval tells you what a lender will give you. It doesn't tell you what you should spend, and those are different numbers.

We start with the full picture. Down payment, land transfer tax, legal fees, the inspection, moving costs, and what the monthly looks like once property tax and heating are in it. Then we work backward to a purchase price you'll still be comfortable with in year three.

If you don't have a lender yet, we'll introduce you to a couple and you pick.

How much money do I actually need up front?

The down payment is the big one, but it isn't the whole thing. Budget for land transfer tax, legal fees, the home inspection, title insurance, and adjustments at closing.

As a rough starting point, plan for closing costs on top of your down payment in the range of one and a half to four percent of the purchase price. We'll give you a real estimate for your specific situation at the discovery call, before you're committed to anything.

How do I avoid overpaying?

By knowing what the house is worth rather than what it's listed at. Before you write, we pull what's actually sold nearby, what's currently competing with it, and how long it's already been sitting.

A house priced high and sitting for sixty days is a very different negotiation than one that came out Thursday with three showings booked. We'll tell you which one you're in.

What happens in a multiple offer situation?

We find out the terms first. How many offers, what the seller's timeline is, whether anyone has gone in without conditions.

Then we build yours around what actually wins, which is often not the highest number. Closing date, deposit size, and which conditions you keep all matter. And we'll tell you the walk-away number before it starts, so you don't decide it in the moment.

What conditions should I include, and do I need them?

Financing and inspection are the usual two, and in most situations you want both. A well and septic condition matters on rural property. Status certificate on a condo.

In competitive situations people are sometimes advised to drop conditions. We'll be straight with you about what that actually risks, and we won't push you into it to win a deal.

Do I need an inspection?

Yes, and we'll say that even when it costs us the deal.

A few hundred dollars up front against a foundation, roof, or septic problem you inherit is not a close call. We'll recommend inspectors who actually get in the crawlspace and up on the roof.

How long does the whole thing take?

It depends on how quickly the right house comes up, which nobody can promise. Some buyers find it in the second week, others wait four months for the right street.

Once you have an accepted offer, conditions usually run a week or two, and closing is typically thirty to ninety days after that depending on what you and the seller agree to.

What does it cost me to work with you?

In most transactions the seller's brokerage pays the commission on the buyer side, so there's usually no direct cost to you.

Buyer representation agreements are now required in Ontario before we can act for you, and we'll walk through it with you in plain language, including any situation where compensation might work differently. Nothing is signed before you understand it.
