Get Pre-approved

 

One of the first steps to the home buying process is getting pre-approved by a mortgage lender. Being pre-approved gives a clearer picture of exactly how much you can borrow from a lender, whereas pre-qualification is a rough estimate of what you may be able to borrow. By being pre-approved before you start your home search, you’re set to put in an offer if you find the perfect home right away. If you’re a first-time homebuyer, you may be eligible for the Government of Canada’s First-Time Home Buyer Incentive to help financially. To learn more about the program, click here.

 

Choose an Area

 

Once you know your budget, it’s time to take a look at where you’d like to live. Start broad and narrow down your options based on what matters most to you now and what may become priority in the next five years. Find a Local Agent

 

Working with a local Agent is ideal. It may not seem like a big deal, but local Agents know the area inside and out. From the schools and parks to the best local eateries, an Agent with experience in the area can provide you with plenty of valuable information on the neighbourhood and city. Look at Homes

 

After you get connected with an Agent, they’ll help you find properties that match your criteria. Determining your top must-haves and must not haves are important to narrowing down the search. When your Agent finds properties that you’d like to go and see in person, you’ll have the chance to tour the properties and make note of things you like and dislike about the home. You’ll likely look at more than one home. Bring a notebook and pen to jog your memory later.

 

Put in an Offer

 

You’ve found the home you want to buy. It’s time to put in an offer. Your Agent will work with you to craft an offer to send to the Sellers. Working with an Agent is especially important at this stage as they will help you include conditions and negotiate.

 

Closing Day

 

Once your offer has been accepted, it’s time to prepare for closing day. This includes finalizing financing, doing a final walkthrough, paying closing costs, finding a mover, and of course, packing. On closing day, you’ll get the keys to your new home and you’re all set to move in – congratulations on moving into your new home!
