Planning on selling the cottage before snowfall, but not sure where to start? You’ve come to the right place. These steps have been strategically laid out to help you get your property ready to list, while leaving plenty of time for you to enjoy the last few weeks of summer by the water.

 

The Exterior

 

Boost Curb Appeal

 

Whether they’re looking online or in person, the first thing buyers will see is the exterior of the cottage. Give them a view to remember. Applying a fresh coat of paint to the front door, planting bright coloured flowers, mowing the lawn and removing any fallen branches are a few simple ways to boost the cottage’s curb appeal. If the cottage is on the water, it’s ideal to give the shoreline some love by removing any unwanted debris.

 

Brighten up the Patio and Deck

 

Over time, dirt and debris collect on patio stones and deck boards. A quick clean can make a huge difference. Patio stones and decks can be easily cleaned by mixing liquid dish soap with warm water and gently scrubbing the surface with a brush, giving the surface a final spray with water to remove any excess debris and soap. Buyers will likely picture themselves making summer memories with family and friends at the cottage. Staging outdoor furniture can help them envision themselves living there. Start by arranging outdoor chairs, tables and any other furniture in a way that makes the space perfect for entertaining, ideally in an area with a breathtaking view. If the cottage is on the water, consider placing a couple of chairs near the shore to create an inviting place to sit and relax.

Declutter and Depersonalize

 

Give buyers a clean slate to help them visualize themselves spending time in the cottage. Start by packing up personal belongings, extra clothes and items that you won’t be using for the rest of the season. Taking out unnecessary furniture and oversized pieces can help create more floor space, making the rooms feel larger and allowing buyers to picture their furniture in the space. This is the perfect time to move some of your belongings home or drop them off a donation centre.

 

Clean and Refresh

 

Freshen up the cottage with a deep clean to create a warm and inviting feeling. Throughout the cottage, dust all surfaces, vacuum and mop the floors, wipe down ceiling fans, remove any cobwebs and wash the windows. Give the kitchen and bathrooms a thorough scrub from top to bottom, including inside cupboards and appliances. You may also want to consider adding air fresheners in a few rooms to truly welcome buyers into the cottage.

 

Stage and Accessorize

 

Thoughtfully staging furniture and accessories throughout the cottage can help boost the visual appeal, while helping buyers picture themselves spending time there. Consider arranging furniture in a way to create a space for entertaining or around a main focal point, such as a window overlooking the water. When it comes to accessories, a large painting, a vase of flowers, throw blankets and accent pillows are a few items that could be placed around the cottage for added pops of colour.
