Step 1: Meet with a Lender and Get Pre-approved

 

One of the most important aspects to purchasing a home is financing. More often than not, we recommend meeting with a mortgage lender before starting your home search. This way, you’ll know how much you can borrow from a lender and you’ll have a budget to work with before you start looking at neighbourhoods and properties. When you go to meet with a mortgage lender, you’ll likely need to provide information such as your current address, employment details, documentation to verify income and most recent credit card statements. To find out exactly what you need to bring to your appointment, ask the mortgage lender prior to your meeting. Spring market can get a bit crazy. By getting pre-approved in advance, you’ll be all set for starting your search with an exact budget in mind.

 

Step 2: Determine Your Priorities

 

What’s most important to you? Are you looking for a home on a large lot, something close to the water or is it a top priority to be within walking distance to amenities? It all comes down to personal preference along with priorities for you and your family. Whatever the case may be, it’s ideal to brainstorm all of the possible features or aspects that you’re looking for in a home. The narrow your list down and decide on 3-5 priorities for your new home. This way, when the spring market starts heating up and new listings go pop up on MLS daily, you’ll know exactly what you’re searching for.  Once you’ve decided what your priorities are for your new home, you’ll be well on your way to finding the perfect place, in your desired area.
